What is the Community Association (CCA)?
Formed in 1981, the Cypresswood Community Association (CCA) is a non profit created by John Wood Management to oversee the 14 associations in Cypresswood. In 2017, a 50 year lease was signed for all of the recreational amenities, making the CCA financially and operational responsible for the community and its assets. While technically not a homeowners association (HOA) itself, the CCA oversees all the HOAs, 5 miles of paved roads, 14 miles of drainage, traffic control, road signage, landscaping, tennis courts, community swimming pool, clubhouse, wellness center, golf course, and more parts of the Cypresswood Community.
Who runs the CCA?
The CCA is run by a board, made up of the 14 presidents or selected officials of each of the 14 HOA within Cypresswood. Specific committees are run by some of these officials and further appointed members. The manager for the CCA is Bob Schade.
Do I have to pay for the CCA seperate from my HOA dues?
No, you, as an individual homeowner in Cypresswood, do not have to pay for the CCA separately. The CCA collects dues from your HOA or Condo who normally collects it from regular homeowners in the dues. The CCA does not expect individual homeowners to pay the CCA fees.

What are the rules about visitors and the gate entrance?
Generally, homeowners in Cypresswood should seek a car sticker or gate controller from the traffic control shack. Forms for such can be found under "Gate Access" tab on this website.
When hosting or expecting visitors, make sure your visitors know to present their ID at the gate and to know the address they are visiting. Visitors passes are good for temporary stays lasting more than a day.
You must notify gate personnel if you are expecting visitors after 10:00pm. Non-confirmed visitors after this time will be refused entry.
Can I keep a boat, trailer, RV, truck, or commercial vehicle on my property?
No, homeowners in Cypresswood are not allowed to park such in a visible fashion. Any commercial vehicles or boats should be stored in garages.
Can I fish in the Rentention Pond?
Yes, but fishing is allowed ONLY in the two ponds on the corner of Cypresswood Boulevard and Plantation Way.
All other fishing is banned in Cypresswood ponds. Swimming also banned in any of these ponds.
What to do if I spot an Alligator?
